Resealing Your Concrete Coating

Concrete coatings need to be resealed at some point.  Some examples of concrete coatings that need to be resealed are stamped concrete overlays, epoxy coatings, acid staining, trowel textures, real pebble or stone coatings, and acrylic lace.    We recommend this be done about every five years depending on sun exposure, wear and tear, etc.  For example, a garage floor can go 15 years before needing resealed because there is no sun exposure.  A driveway that has western sun exposure and regularly has vehicles driven on it may need resealed every 3-4 years.  On the other hand, a patio that is always in the shade can go 10 years before needing a reseal.    It is impossible to exactly predetermine when your coating will need to be resealed, but we do offer free estimates and can evaluate this for you.  The following are a few ways to help determine if the coating is ready to be resealed:

 

Does the coating look dull?

Are the colors starting to fade?

How long has it been since the last coat of sealer was put on? 

 

The sealer is an integral part of coating systems.  The sealer protects the colors from fading and also the coating from getting stained.  The picture shows what an older coating looks like before it was sealed and after.  As you can see, sealer helps bring out the colors and the sealer helps protect the coating.  We also seal natural stone such as flagstone, pavers, and satillo tile.

Resealing concrete Coating

Many homeowners go to a local home improvement store and buy sealer there in an effort to save money.  From our experience, we usually have to redo this at more expense to the homeowner than if we were originally hired.  The sealers that are available to the general public are not the same quality as the contractor grade sealers we have blended for our use. 

 

When we reseal a coating, we use a big floor buffing machine to remove the old sealer.  We then power wash the coating and do any touch ups or repairs that are needed.   We follow this with an application of our industrial strength sealer with nonskid.  We also have UVR inhibitor in all of our sealers, which prevent the sealer from turning yellow over time.
